Oberoi SkyCity: A 4BHK to 3BHK Turnkey Transformation in Borivali East

Dr. Tushar, an orthopedic dentist, came to us with a brand new 4BHK at Oberoi SkyCity and a clear brief: bigger, brighter spaces that felt like home for his family of three. Rather than working within the original four room layout, we reimagined it as a spacious 3BHK, freeing up room for a larger living area and a home that could comfortably grow with them. This turnkey project covered the full 1,400 sq ft home in Borivali East, from layout to final styling.

The Brief

This was a brand new 4BHK apartment, but the owner had a different vision in mind. Dr. Tushar, an orthopedic dentist, wanted a home with bigger, brighter spaces one that felt distinctly like his own rather than a standard four room layout. Working with him on the residential interior design for the space, we reimagined the plan entirely: converting the 4BHK into a spacious 3BHK, with a larger living room where the family could relax, entertain, and grow. The result needed to work for three Dr. Tushar, his wife, and their daughter with a dedicated room for their daughter and a separate guest bedroom.

Living Room & Dining

The living room was designed as the heart of the new, more open layout. Brazilian green marble anchors the space as a feature material, paired with a leather sofa and fluted panelling for texture and depth. A crockery unit finished in onyx and glass profile shutters gives the room a strong focal point without overwhelming it.

The dining area sits on a raised platform just off the living room, centred around a silver granite dining table, with a mirror accent wall used to open up the space visually. Fluted panelling carries through from the living room to tie the two areas together as one continuous zone.

Kitchen

The kitchen was designed as a sleek, acrylic finish space, topped with a bespoke Patagonia marble countertop and matching backsplash chosen to give the kitchen a striking, statement look while keeping storage smart and streamlined.

Guest Bedroom

The guest bedroom features a silver granite feature wall, a mandir, and a compact wardrobe designed to make efficient use of a smaller footprint. A TV unit finished in sleek PU paint, with integrated shelving, keeps the room functional without feeling crowded. Smart profile shutters were used here as well, continuing the material language from the living areas.

Kids Bedroom

Designed for Dr. Tushar’s daughter, this room balances playfulness with practicality. The wardrobe is finished in PU paint with circular grooves and heart shaped handles a personal, custom touch alongside a leather sofa cum bed that adds flexibility to the room.

Entrance

The main door is crafted in 3D HDMR with a PU lamination finish, setting the tone for the rest of the home right from the entryway.
